For any contractor, local or long-distance, you should be getting a referral from another GREAT contractor or a respected investor.

That being said, like most things with being a landlord, if you are a decent person treat your tenants like people, remain communicative and respectful, make necessary repairs, it is highly unlikely you will ever get sued or anyone will ever question if you did everything by the book.

For example, I think it would be nice to have a 20 year spreadsheet for LTR showing 2 roof purchases at the 10 and 20 year mark (assuming 10 year roof) and then each system listed with its expected respective replacement year to get a picture of potential capex spikes,This may lend to moving replacements expeditures around to balance the outlay of capex dollars over the life of the property.Thoughts?

Unfortunately STR mixed with homeowners and families don't work well together, even in rural areas.Outside of the destination type spots for AirBNBs, I do have a few that are in very, very good areas of their respective cities.
