Underwriters assume that "repair" items are annual/recurring (DTI hit), and depreciated capital improvements are one-time in nature (no DTI hit).

I can tell you that, at 4 deals in, there's still anxiety.

I’ve never done a deal before and I am having anxiety about finding a motivated seller putting them under contract then being unable to locate a buyer within the allotted time frame.

Those who actually need these accommodations tend to have severe anxiety / panic disorders.

Like @Jim Goebel said, find a small but recurring payment that you can charge to a credit card and then immediately pay it off every month.
