I was able to become financially independent in 2 years with two properties.

Firstly, they are significantly more affordable than traditional houses, often reducing the financial burden of homeownership.

(Due to some financial issues with him in the past, I'm not willing to cosign for him)  Would a rental agreement with the roommates suffice? 

That said I like to be able to run year end reports with an estimation of tax liability so I can provide financial statement information to investors/etc.

I would suggest that you make sure your Attorney records the deed as well.

Now it appears they can set up a Fincen Identification record which puts the pressure on the partner vs the partnership but penalties could still accrue.   

And Bruno ( the attorney was like an uncle to me) And he would always tell me the way to financial success in RE is to learn the courthouse..

Nobody likes to work hard in the heat.The biggest concern in the past has been winter, but 2024 was the warmest year on record and we have seen +3F on average in every season, which really took the edge of winter (you can call it brown grass season now) while summers are pleasant 75-85F.The cost of living is low, yet the quality of live is relatively high.
