I've been shifting my strategy from buy and hold to try and be a bit more creative with my deal flow, to avoid hangups, only looking at the puzzle from one angle, and neglecting to realize a not for me may very well be a deal for someone within my network.My target for the properties are all:Multi-family (which is an extreme rarity in this city I'm finding out)Equity 70% and higher Both Absentee and Non-Absentee OwnersIn the City of AtlantaI ended up with about 50 properties that fit the criteria after I filtered out all town homes & condos.

Any one in this business that has Property Radar in their market I highly suggest you check it out.. falling for all those super secret lists of motivated Sellers that I see people on BP chase is puzzling to me when you have Property Radar which is that and so much more. .. you create the list in a matter of hours and then dial in.. this is for real not just buying some list of rehashed information.
