Personally I dont think it will be that stressful since the home is sold and any delays and problems hopefully will be like the ones (on a lessor level of course) but the same problem one incurs during a flip, I can handle those type of problems well but the not knowing about the will or wont I be able to finance this, ate at me everyday.

In the counties surrounding the d.c. area it is desirable you in fact ate better off buying a move in ready property vs a fixer because believe it or not the price + repair cost often ends up being more than just buying turn key.

Separate meters are the way to go, but before doing that, if you want to get an idea for a couple of months and then roll that into the rent, you can monitor each building's usage (assuming they run on separate circuits in the panel) using a TED unit such as one of these: (I got mine on eBay for $100)http://www.theenergydetective.com/prohomestore.htm...We include in the lease for one unit (where electricity is included) that the amount included is $45 per month, based on years of record keeping for that unit.

The home we purchase didn’t even appraise for the asking price and we ate that cost because there’s none( zero) other properties that would still make the numbers work.

We also have had multiple incorrect billings, one example is being double-billed $300 for pest control (thankfully my wife was able to get the double charge removed, but if she wasn't tracking the property statement, we would have ate the cost).
