It sounds like getting furniture and appliances to these places isn't an impossible task, but for my own peace of mind I think I'm sticking to places that aren't that difficult to access.

If your in a very cold environment you can have a gas furnace in your HVAC system.

But I will say there's one other of similar quality that's in this thread, and you just sign those folks up on your team and go to war with peace on the mind. 

None of this is true in todays market though, you pay more per month to buy than rent anywhere in our area & frankly the country at this point, so it takes time for both having bought to be worth it and to move out and make cash flow, there are very few if any properties that are “value add anymore” I’d know because I look At 17 counties daily for deals & if there’s one I’d have bought one, heloc’s are bad debt ar this point, usually double digit debt, again all of these issues are solved with those but if your gonna live somewhere for a year or two he would probably rent and no amount of realtor ******** changes that, this market is different than a low interest rate environment and people owe thier clients at least to properly explain that to them.

I agree that house hacking is the single best strategy to get into real estate especially in today's interest rate environment!

Sitting on 200k NOI is an amazing position to be in, and not one you need to exit if the current lending environment and market doesn't favor it.

Standalone brick and mortars like compass are the ones that are burning through money and taking it from the agent and customer it is very hard for compass to survive in those environment, as company like as big as amazon or apple move to hybrid work environment, the compass failed to grasp the spirit hence their transaction cost is so high.
