I'd like to expand into rentals and house hacking over the next year, but I am patient and will wait for the right opportunity.

It is important to be patient with real estate, many people jump into buying anything they see, esp in our market where homes are being sold for over-asking price, when the house is a dump.

There are certainly properties out there, you just have to be patient and move quick when a home does come up. 

MHPs take longer to turn around (you'll need more patient capital), the 3rd party management is terrible, and they are a great investment in any market.  

I'll be more patient!

Be patient, partner up if need be, continue to educate yourself, and make the right moves when the time comes.

Be patient, learn , don't lose you passion for Real Estate and you will reach the financial freedom sooner then you think .  

Even if it's worth $250K :)If you can be patient and turn that property into a rental for a year then you could sell it and take $250K of gain tax free since you've lived in it for 2 out of the 5 years prior to sale.
