Satisfaction from success outweighs negativity

Although it has its downfalls, I believe the good outweighs the bad.

@Michael Thompson the benefit here is that the cash would need to out weigh the increase in rate.  

My line of thinking is, the chances of an uncovered disaster are outweighed by the benefit of increased cash flow.

Sure, I could have lost money but I didn't really care - I thought the reward outweighed the risk.

I don't discount what other mention about AC, but we don't have it.  70%+ of home in our community don't have AC as the few days in the summer it gets hot don't outweigh the cost and windows open and fans get it cool enough.  

If the concern of moving the asset out f the entity outweighs the better terms you can get, then yes, stick to Non-QM loans which are made to the entity with personal guarantees.

Simply, prices outweigh the rental income you will receive.

Not sure if there are tax benefits that outweigh the costs of keeping things separate between the the rental property and the side that I am living in. 

@Jack Martin We’d gain about 50K in NOI which would far outweigh the costs.
