You might also want to check for any Homestead, Save our homes or tax exemptions you might qualify and check the deadlines to apply for the tax exemption.Last resort reach out to the county and apply for a new tax assessment or appeal your current one due to inflation/other.You might also want to call your Loan officer and their Branch Manager and find out how the ball was dropped on insufficient escrows being held at closing.

The problem I've ran into is that a buyer that has been doing auto-deposits monthly has had 3 strikes when it comes to "in-sufficient funds," and at that point MSE requires they be placed on mailing in checks only.

You partnership tax basis needs to be large enough to allow the depreciation deduction to begin with.If there is insufficient basis deductions and losses are suspended at the partnership level.If it does make it to the 1040 because you have enough basis for deductions and losses, it will flow to Sch E and then Schedule 1 and then page 1 of the 1040.If will likely be included with other amounts and you won't see it specifically since it will be mixed with other income and deduction items in box 1 of the K-1.Also without going into to much detail generally a deduction or loss has to go through three levels to be deducted at the individual level, tax basis, at-risk basis, and passive levels.

I have a bit more information to share that may or may not help the situation.I still believe my property will get interest because there is nothing at this price point in the neighborhood, but obviously 285K one street over is overpriced.In speaking with the other two units, even though they both are currently pending at 220K, one is no longer in contingency period (cash deal, listed on MLS), and the other is going through mortgage approval process, and this one was never listed on the MLS, the agent was going to put it up a few days apart, but people came calling on day one and when one unit sold, he just put the second one under the contract without ever listing it.Which means when they close next month, one will be a MLS listed sale, and the other one a private sale.I have often heard that appraisers only use data off properties listed on MLS for their comps, but a private sale with just a recorded price and sale date are not used as comps due to insufficient information to verify the nature of the sale (arms length of not) and the conditions of the properties.

Then file for eviction due to insufficient rent payment.You should have a clause in your lease which states that when a tenant pays you, no matter how that payment is designated, it is first used to apply for damages and repairs, then late fees, then outstanding fees from prior months, outstanding rent from prior months, legal fees etc etc etc...

This is how I have my options setup along with a clause indicating that if any legal body deemed the language insufficient to convey equitable interest the Optionor agrees in advance to perfect the documents so that equitable interest is conveyed.
