You would want to find a private money partner for this who wants in on the deal.

The settl4ement was private, but I bet it was at least $400k knowing the attorney's involved, maybe more. 

I gave her notice in February of 2024 because she wasn't able to pay full rent.

Someone with property in South Bend asked me to help with theirs and I noticed there's a ton of property under $100k there.

Assuming you have already provided the late notice, which is something you should do, I recommend finding a lawyer that focuses on evictions at your jurisdiction and just hire them to do the eviction.
