And I may get multiple bids for the same work, like multiple paint bids, multiple roof bids, multiple flooring bids, etc.

This isn’t about chasing high-growth markets; it’s about addressing systemic issues that impact quality of life and economic stability.

I went from buying multiple properties per year to doing nothing 2022. 

However, you can likely sell all the properties in the required timeline to do the 1031k, although that will take some effort/cooperation between multiple buyers/brokers, considering the separate markets.

The property can only be vacant for so long without notifying insurance so when the prior tenant moved out could be impactful here.
