When times are tough, people like to escape for awhile - whether it's to a movie or for a weekend getaway.  

My understanding is that WS often find off-market properties that would not make it to the stream of commerce by other means, or at least facilitate them getting there faster (e.g., WS can liquidate a house for an estate a lot faster than by grinding through the probate process).

For the corporate tenants you might have had, have you focused on creating relationships with those companies, so that they could provide a future stream of incoming employees, or have you fully relied on Airbnb as the only communication channel?

From grocery stores to movie theaters and hospitals to logistics companies and sub contractrors, service providers and suppliers.I am not too worried about investing in close proximity to the plant, because there will be displacement effects throughtout the area.

It's an otherwise healthy area with several new chain restaurants and a nice movie theater. 

I often say on here "aim small, hit small" which I stole from the movie The Patriot.

Rehabbing and flipping seems that it would better suit my current position, but ultimately I would love to own/rent to produce steady streams of income.

I feel the loss of earnest money is a cost that will save me many thousands of dollars in vacancies/repairs etc of a bad investment.My goals:I would like to replace my current income stream in the next 2-3 years.
