Regarding the back door you may need to get a lock smith in there to switch out the lock, which should not be very expensive. 

If you don't want to go that route, look for a local locksmith that will do them for you and give you a master key.  

Is it worth re-keying the houses now...or just wait and do that when current tenants move out?  

I sent a locksmith to replace a lockbox on the property because the code I was given to the box doesn't work.

I know to re-key when tenants turn over, but haven't seen anything mentioned about when you by a rental.

If it is any other type of loan try can get a new appraisal and base the loan off that appraisal.The fsm does the rekey and maintenance.

If any of them mentions re-keying, then the occupants might already be gone.The notice I put up after buying one at auction reads something like this:NOTICE TO OCCUPANTSDate: ______To: ALL OCCUPANTSTo ANY AND ALL OCCUPANTS now in possession of the below described premises:Property Address in boldYou are hereby requested to quit, vacate and deliver possession thereof to the Owner's Agent (shown below) on or before ________ .

You're going to want to contact a locksmith to open the door for you and then change the locks as the previous owner may still have the keys to the property.

I would not rekey the property, but I would ask the PM to send me all extra keys.

In any case, I would like to get the house rekeyed on closing, so how do other investors coordinate all of this, especially out of state.Looking for any and all advice on this!
