you did not say if you are trying to buy the home sub2 and then take over as the existing landlord. if that is the case what would you pay for the property. that is the big question.

It's always best to start local and then gain experience as you go through the motions as a new landlord.

The goal is to start getting your land-lording processes into place--how will you advertise, how will you screen, how will you collect rent, how will you deal with maintenance, who are you going to use as a lender, what is your process for bookkeeping and taxes.   

Pre-internet, being a landlord wasn't easy, but it was straightforward (this is a gross oversimplification).
