Since you mentioned the property needs a lot of work, if you could put in some higher end finishes into the cabin (kitchens and bathrooms), there would almost certainly be a pretty solid base of STR guests wanting to stay there - almost without exception, every modern STR cabin in Minnesota and Wisconsin that I've seen are all doing tremendous numbers.

I suggest you close this sale at a title company rather than at the kitchen table, they'll see to the proper preparation of the docs and their recording. 

Sober living homes typically require certain amenities, such as furnished living spaces, common areas, and kitchen facilities.

It's stressfully especially when you are redoing the kitchen (and bath if there is only one), but more forgiving (because the cost of schedule slip isn't nearly as high). 

We are sandwiched between well known hot spots and its an ideal location for someone who wants to explore the beach life or any of the down-town areas nearby (Los Angeles, Long Beach, Redondo, Manhattan, Southbay Etc), new build with modern amenities, washer/dryer in unit, full sized fridge, dishwasher, professional range cooktop, queen bedroom, full standing shower, large kitchen, full sized couch in the living room, private front patio. 

It was never a problem with the extended stay guests that were sharing my kitchen.

HomeGoods also had a ton of great pieces on offer when I was furnishing my Airbnb - lamps, mirrors, side tables, chairs, stools, kitchen and bathroom accessories, throw pillows, blankets, etc.I am very much NOT a fan of Ikea furniture - most of it is recognizable (not in a good way), looks and feels cheap, and also doesn't hold up well at all over time, but certain pieces may have a time and place in your rentals (lighting, kitchen accessories, silverware/plates/bowls, etc).
