The landlord is an older gentleman that doesn't seem to be taking any action.We have moved on to the next steps of working with the Police and having the tenants work with the police to file formal complaints.

In Charleston, I believe the rule is that you have to live on the property as your primary residence unless the property is in an STR overlay district.I personally know some investors who are starting to struggle a little with occupancy/bookings.

@Matt Smith generally speaking it’s a combination of rising interest rates which have caused cap rates to increase (thus wiping out equity), debt is resetting at higher rates, rising opex costs due to inflation and stagnant or softening of rents due to an increase of supply.
