For some folks it is a couple of condos and others want to tackle much more.  

This decision was made so we could move into the new home as fast as possible in order to rent out the last unit in our 3-family that my wife and I have been living in the past 3.5 years.Phase #2 Once we have moved into the first floor and settled in, the next phase will be to tackle the second floor unit.

My options are:1) Hold out, continue to research and learn while saving up more funds then buy a group of NPLs at a later date with increased barganing power from local banks. or 2) Prospect banks now and tackle a deal or two with this amount if at all possible.

Sealing limestone from the inside can create more issues down the road because the limestone leaks naturally and water will become trapped between the limestone and whatever you put on it and the sealant will start to fall off or leak.It's better to tackle the water issue from the outside: Sealing the walls from the outside (lots of digging), making sure water drains away from the house when it rains, proper gutter systems that lead the rain water away from the flower beds.Sometimes you also have to install a sump system.

I don’t think I am ready to tackle my first deal as I am still in the education phase.

We started renting the condo in 2018 and have great tenants who pay $2,300 a month, while also tackling all the mowing and leaf cleanup spring/fall.

They should also not be deterred and have a game plan to tackle that as that is their job.  

Have 3 general contractors walk the property with you and give bids - that's the only realistic way to tackle this.
