I know this post is old, but just in case someone sees this and wants information, I will report back on how it goes.

Not much has been released about the land that this new park was traded for, but even if that information was out there, not being a developer myself I'm not sure how to quantify if the developer got a "fair" or a "good" deal yup very common. 

But doing it with accurate, informed information and that means knowing you cap-x not just gritting teeth and hoping.
