@Tom Veit While I know building material costs are through the roof right now I have only seen it be a major influence in my investors decision making when debating on whether or not to develop a new build property.

I wanted to share an informative article on how the job market is influencing where investors are likely to be more successful in investing. 

Local relationships are good, but conventional lenders have the same line of products...the creative lenders will have a very different portfolio of products...the product you need may not be offered by local lenders in your area.Lenders have zero influence on the deal itself outside of what an independent appraiser/inspector relays to them...local knowledge of markets is not in play at all.

That's when they'll give opinions and ideas not influenced by monetary gain.
