This is a lot less money than if she were to sell to  a homeowner. 

We find that homeowners that have self-managed have a really difficult time letting go the first few months.

Insurance and Title Shop around for home insurance companies that best suit your needs and select the insurance company that provides the amount of coverage for your home owner’s insurance policy.

But there seems to be a huge lack of willingness to communicate.What is there to consider if a homeowner has a PM but decides they want to move back into the home themselves?

Like all other properties our home owners insurance continues to rise.

In their favor:As homeowners and landlords they should be more reasonable and take better care of the place.Steady income with SSI and willing to hustle when they need more.They are motivated to make it work, offering more and reasonable concessions.If there is no carpet there would be less impact by dog or bed bugs, if either go worst case scenario.Not in their favor:They may be renting as a temporary situation until they can find where they really want to live long term, so they may not be a long term tenant.They are not familiar with the neighborhood, other than school district quality, so they may not be a long term tenant.What I would look at more:How long have they all lived at previous addresses?

Hi Corbin,The spreadsheet I have uploaded in the BP file place is our Lite Version which includes the Rehab Analyzer & Estimator tools for analyzing rehab deals & estimating rehab costs.The Basic Version you mentioned adds in Reporting so it basically takes the data you enter into both of those tools and generates a printer friendly Investment Report & Estimate Reports that you can print and give to your business partners or lender.As far as Project Management, there are plenty of general Construction Management software solutions available for managing new home builds, remodeling projects, etc, but often times those tools are specifically built for Contractors that are working with homeowners.  

I understand HOA concerns with airb&b but they should allow home owners month to month options or atleast  3 month  leases options!

The current landlord is giving lease termination notice before I close I plan to rent the upstairs apartment to current or new tenant.Do I need an umbrella policy or will homeowners insurance be sufficient?
