(i'm including myself in that category...)This will sound harsh but the short answer is yes.

Here comes the fire department , they see certain chemicals and they call the bomb squad.Of course by this point, I have a panicked friend on the phone. 

@Antonio Evans, I wouldn't say BiggerPockets is harsh, more like BiggerPockets is filled with realists.

Two years later in a harsh climate and still no leaks and it looks good.

I second that, Greg that's pretty harsh.

You spend so much time and so much money on chemicals to get it less clean with a longer drying time, I'll never DIY carpet cleaning again.

sorry a little harsh thereI am currently dealing with that house with the garbage disposalAnd the tenant is asking when am I going to fix it because it is a priority for herI had to take cRe of an emergency at another prop and had to push her repair backAnd she is rightfully inquiring when I can get to her But in my mind what is the big deal about a garbage disposal? 

Does anyone know if I can just spray it with mold chemicals and paint over it with mold inhibiting paint instead of painstakingly knocking all this material out from behind the studs?
