I certainly wouldn't make a habit of backing out of a deal between acceptance and signature, but if I had to do it once every 50 or 100 deals (I've never had to do it yet), I wouldn't lose sleep over it.

They usually want it to be "habitable", but don't usually care about the details.

Things have a habit of mysteriously changing and no one likes a "hidden gotcha."

There are other solutions that could work but make sure you carefully read any affidavit that is put in front of you at closing to make sure there is nothing in there that could harm you.

However, I think that would require you to physically meet with the tenants to swipe the credit card and that might even be a challenge.If tenants get in the habit of using their credit cards to pay their monthly rent, late fees, and such, it might just be a matter of time before you'll have to evict them since they still owe somebody money and having a credit card on their part won't help them better manage their financials.
