My girlfriend and I are in college have been grinding away at our wholesale business to pay for college by the time we graduate (we are currently both undergrads), we are meeting with a very motivated seller today, we have no experience.... are also thinking about using seller financing not just wholesaling as our options.Question: our area is very dead in terms of REI it is a college town so there are a lot of rentals but almost no flippers, we have an extremely low population (we are in the north country in upstate new york) and no REI meetings within 60 miles.

I am a 26 year old (new) investor looking to make my way out of the daily grind.

IMO, timing does not matter, they will just have to deal with the noise of plow trucks backing up at whatever time it happens, you can't make everyone happy all the time.

I like to grind and build new things from nothing.

The tenant downstairs complains that the tenant upstairs makes annoying noises sometimes in the middle of the night. 

The issue I had with the Sam's laminate flooring was the tongue that insert into the the other pieces of flooring was rounded and did not create that clicking noise that locks the flooring together.

Wholesaling is something that you really have to want to do because it. is. a. grind.

Crime is still a problem and noise.

My name is Alex, I just put in my two weeks notice at my job in politics that I've held for the past 5 1/2 years in hopes of following my passion in teaching yoga & Pilates and to figure out a way to live a way of life outside of "the grind."

My experience is that they are always a money pit on repairs and time if you want to improve the tenant profile or a management nightmare if you grind on them.
