The majority of work to increase the value of the property was painting, granite tops throughout, bath and tub remodels, all new fixtures. 

Granite vs.

The home is modest in finishes (no granite countertops) but is in a fantastic area when it comes to schools, transportation, etc. 

I would often be disappointed in buyers perceptions of how well I built a house. all they cared about were the granite counters and stainless appliances etc.

You may not want granite counters. 

Avoided 6k in granite, spent $300 in chemicals, and pretty neat huh?

We opted to make this a top-line property so we put granite countertops, SS appliances, hardwood floors and all new mechanicals, plumbing, and electrical.All 4 units have identical 2 bed 1 bath layouts but each has a slightly different color scheme in the kitchen and bathroom to appeal to different tenant interests.
