The quick good/bad of Section 8:- S8 tenants tend to be rougher on the property (but not always)- Paperwork/inspections/etc. can be burdensome and tough to navigate (especially initially)- People often think FMR rates are guarantee rental rates but that's not the case- Usually the rent isn't 100% subsidized and a lot of people don't realize this- S8 tenants tend to stay a lot longer than cash tenants- Obviously, the guaranteed rent portionOverall, I'm neutral on the program.

We have done section 8 in a couple of markets and been happy with it, but the Tampa Housing Authority has been very hard to get a ahold of and I can't seem to figure out how to even enroll my homes in the program.

Unfortunately many lenders will see this as a red flag and may not take the risk to lend you the rest of the money even if you use stated income program or bank statement program but those are for self employed borrowers who have active income from their business but write off to many expenses that when filling their taxes their net income is really low or sometimes negative.

I have looked at some of the mentorship programs out there, but am hesitant because most are preaching the same basics that I'm already familiar with, and more importantly not familiar with the local market of where I live.Would like to create some relationships with wholesalers, realtors, etc., that are familiar with Houston and it's surrounding areas.
