Have we already forgotten the lessons of 2008?

They put high end finishes inside but the curb appeal was forgotten. 

But remaining very conservative on underwriting.My though is those that decide to sit on the sidelines for the next year to "wait out the market" are going to be forgotten about.

Get your arms around the major repairs/upgrades (kitchen, bath, windows, roofing, etc) and leave yourself room for the stuff you may have forgotten.

I would likely waive it this time if it is the first time they have forgotten the deposit slip, but my letter/email waiving the fee would come with future clarification for them stating exact lease terms and then explanation of what that means to you.  

Somehow I ended up gravitating to this deal though and got more creative and negotiated more aggressively on this then I normally do - I guess now I know why.The numbers work and I'm getting everything I want in a living space.I had totally forgotten about the picture of this condo.
