I have tenants that are landscapers (total of about 10 of my tenants), handymen, truck drivers, tow truck driver, install flooring (2), etc.

I realize I'm totally in the minority here, but just wanted to drop some "food for thought".

He was immediately on the phone with two neighbors accross the street with pickup trucks and yes he was out the same day, signed the agreement with keys returned and then I gave him the cash.For you, you could project the cost per day in rents not received multiplied by the amount of days he will be there with the court date & Sherriff serving the eviction and offer the tenant a percentage of that cash in his face and see if he takes the money and runs, freeing up the apartment.

I understand you are taking care of their property, keeping it stocked with food items, toiletries and fresh linens.

They would likely be attracted to an area where there are trendy restaurants, coffee bars and organic food grocers. 

That 220 million dollar project by Tyson Foods could have been about 10 miles from my house. 

I just started a new career as a truck driver and I'm having a hard time getting a loan the leneed told me my income in considered commission income because of the way truckers get paid which is by the mile more miles you run more you get paid.

Tenants in our single family homes pay for yard debris removal unless they choose to hire a landscaping company to remove it as part of their service, or haul it to disposal sites themselves.Note, in our city and county the garbage/recycle/yard debris collection trucks use a device that attaches to the bins and hydraulically lifts them from the street or alley and dumps them into the truck.
