mwarden,We are drifting further away from the intent of this thread...Consult an accountant---reducing expenses has an oppositte effect on revenue/income and that is why it was included in my top 8---This is SAP...Inflation raises rent rolls, but doesn't have an effect on the largest portion of an investor's cost structure, namely debt service (principal and interest payments on the mortgage are fixed based upon the terms of the loan irrespective of inflation---taxes and insurances and other operating expenses would be effected by inflation).

Whether cutting in around corners and up against walls (floor), taping and floating the joints of the sheetrock boards or roofing a valley, around a stack, chimney or skylight.Look at those places first for obvious problems.

I know some of you are looking at this from the clients point of view, and I understand that since I've done property rehabbing myself, but it's really difficult and risky for a contractor to float a lot of money.One thing I'm thinking is that if I get a resellers license I can possibly treat the sale of materials as separate from the installation contract.
