I'm just new to this world and wonder what someone with some experience would do.

We do this for brand new investors with no experience.

Traditional bank loans can be slow and have strict requirements, while hard money and private lending seem to offer more flexibility.For those who’ve secured funding before, what’s been your experience?

Is the property just a regular-style house or something you can build an experience around?  

What can be done or does anyone have any experience using a VA loan after separating recently?

Managing five rentals can eat up a ton of time in any given week, often at times that are inconvenient to you and your personal interests (family, hobbies, travel, etc.).”That’s been my experience, too.  

Seems like a big risk given our experience.
