My standard terms when offering are 5 to 10% down, 5 - 6% interest, 30 year amort, 5 or 7 year balloon.I also disagree with the statement "get the seller the price they want and as long as you're cash flowing on the deal you're ahead of the game".I would personally never pay over the appraised price (you should have it appraised).   

Maybe not acting in the best interest of their client but they are acting in their own self-interest...makes sense"I disagree, I don't steer my clients away from anything.

I have just finished taking my Salesperson exam in NJ(I passed thank gosh!)

So far, I've gotten on their mailing list and have examined a few of their deals but haven't gotten any farther.

I completely disagree with this "It takes time" and "Do yourself a favor and stay in school" attitude, not very motivating guys. 

However, we disagree on what exactly needs to be done.

Some will probably disagree with me... and I know success in investment requires taking on of risk... but I think you will really be glad you took time to really educate yourself before jumping in.

Sad to see it removed, but rules are rules....I'd like to see it continued/re-examined, but this time simply in light of generosity in general not tied to any other type of organization.I believe that people who are generous have a way about them that tends to draw others toward them, which is helpful in business where net working and establishing relationships built on trust is important. 

I respectfully disagree with any implication that some money (single or a double) is better than no money (sitting on the bench).
