The turnkey market here is pretty non-existent and has a larger footprint in South and Midwest.

In my opinion, preserving the water table is the single most important environmental responsibility we have to our species and all others, and if we screw that up, we deserve extinction.

The Lehigh Valley has plenty of economic growth going on - Fedex and Amazon are both expanding their footprints around the airport, Air Products built a new 5,000 job headquarters, and the college communities (especially Lehigh university) are strong as ever.

To our thousands of customers, many of whom are investors, it's about 1. driveway protection boards, 2. small footprint, 3. same day service, 4. smaller, less intrusive trucks (few want a tri-axle on their properties), 5. twin-door walk-in loading, etc.  

A local attorney who specializes in commercial might help.How do you know about title exceptions, ALTA level one survey, site inspection, phase one environmental,appraisal, service contracts, loan covenants,leases, property management agreement, estoppels & snda's, association dues, ccr's,etc.?? 

What environmental compliance issues exist?

Sure, you need lots of parking for this type of U&O, but it sounds to me that if you did this with 2 floors and a 20K footprint, you may be able to cut your land-needs by 33 or 50%, too (?)   

If it is then your next step is to find a geo-tech engineering firm and an environmental engineering firm.
