I feel like that could cause problems - we have a great relationship, but it just sounds like it could go down hill very quickly (I guess Dave Ramsey's ideology has made it into my mind lol). 

The place goes downhill and you get a rougher crowd or no crowd at all.

And, the more landlords that go down this road, the more downhill a lot of properties go over time - and property values depress.I've seen too many vacant places (often split up houses/apartments) that were run like slums and where the city lost control.

Yes, in some ways it is risky indeed.The tradeoff is a snowball rolling downhill that gets bigger with time.

We went back but we tried to stay away as much as possible.Things went downhill quickly after that.

At least it was...it's all downhill with the next show.
