How are they currently titled Did you leverage the SFR or all owned free and clear?  

One of the most useful features on the website is the title search feature, but for $50/ search, I worry about the accuracy/ thoroughness of the searches (yes, I know I can do title searches myself- I'll post about that in a different forum). 

Same for many of these costs (except title insurance).

The real question has to do with  if you are prepared to do what's required to learn the foundations of real estate investing, strategies, tactics, financing, title, escrow, marketing, deal structuring, develop acquisition systems, investors, associate networks and management of properties, rent collection, cash flow, taxes, etc.This is all took me a lot longer than one year, but you might be very dedicated. 

@Srinath Gopinathan  I assume this would be a single member LLC if the property is currently titled in your name and you are looking to transfer to an LLC.

Lastly, form a strong team to include lenders, title, contractors, and a knowledgeable realtor. 

If your parents are currently claiming owner occupant exemption, they would not be able to do this with title vested in a LLC.

Is that a title company issue?

, I suppose you buying the debt itself and try to obtain title to the property after following the judicial process, or not?
