Roads on two sides?  

I could bundle multiple loans in a refinance situation down the road but not the initial deal to save on fees. 

It sounds like there are problems regarding infrastructure like roads and water supply.   

NNN 20 years + investor and broker.Usable dirt it sits on size ( 1/2 acre ok, 3/4 acre good, 1acre plus best ) and parcel shape (most of it road frontage for land or is it narrow and deep?

David, please talk with a lawyer about this, there may be criminal, ie SEC violations, or at least civil claim you can bring.

If you're still involved then it doesn't solve the problem of the property being a hassle for you IMO, you're just kicking the can down the road and could end up dealing with much worse problems later on (dealing with the time, expense, and headache of having to take the property back, then going back to square one with the property which will most likely be in worse condition than it is now). 

I also have a plumber across the road that I allow to use my lake access in exchange for labor when needed.

I am on the hunt for more units right now so I hope we both are able to find a deal so we can’t continue down that road to financial freedom!!

Basically you can fix it now and spend the $10k or as mentioned spend the $ to jet it and then realize it will cost 50% more down the road because of rental loss.
