If a Dairy Queen opens and becomes a popular place, the town can now charge sales tax on each ice cream cone sold.

I would probably have to leave the business in order to do this deal because agents would get creamed by any consumer who later decided they had got a "bad deal".

A recession doesn't guarantee real estate price drops...see the chart I posted, it contains actual facts...This guy is going to get creamed flipping houses if we are near the peak, it's risky AF.

We tend to attract the cream of the crop and we take good care of both the tenants and the buildings.  

Cash rules everything around me and it's all about the cream! 

I like to ask what their favorite ice cream flavor is.

For example, as a newbie I'd probably have files named "due diligence" "flipping" "buy and hold" "multi", "oh shi* avoidance" "systems" "inspiration" "read daily" (the cream of the inspiration posts).

I agree with Dale Osborn that new homes are definitely not the way to go as there is no outside banks financing them for anyone other than the cream of the crop.

This is one of the main reasons why I love to fill my apartments in Spring/Summer because come winter you are not getting the "cream of the crop" in your tenant applicant pool.. most tenants do not like to move in the dead of winter or after school has started for their children...
