I made money via appreciation (and ultimately did well), but the rental income was, at best, treading water.If you’re up for the management challenge, buy right, and have a longer term horizon, I think you can do OK but it may be worthwhile to wait for the market to cool down a bit.

As of July 1 things have really started a to cool off here as is everywhere but signs of a cool off are good for buyers here both investors and owner occupied buyers.

One cool thing about the 203k is, although the FHA loan only allows the property to be up to 4 units, you can actually buy a 5-unit or 6-unit and convert it back down to a 4-unit, and it will still qualify.

I’ve heard from some lenders that I need more equity, others said there was a “cooling period” required after purchase to be able to use additional gained equity in land (from rezoning), and others needed prior experience.

Drama on top of more drama.Plumber fixed the toilet, which he says "may" be what caused the smell, but he personally smelled nothing.The tenant somehow, and I have no idea how, tracked down my personal cell number - bypassed the property management company and started calling me to complain about the fact it took three plumbers to fix the issue and how he shouldn't owe rent because of being forced to live in such an environment.Eventually I lost my cool because this guy was getting more and more aggressive on the phone, and I told him I would gladly approve his request to move.I don't think he expected that, because an hour later the tenant's mother called me (she doesn't live with him) to apologize on his behalf and talked to me about allowing him to continue living there.
