Many duplexes are  built this way in North Jersey but legally converting them tends to be an up hill battle.

@Damion Brown Why not just use a bank originated construction loan that converts to a permanent loan?

Both CC and FM have seen exponential increases in inventory – almost doubling 80% and 90% (this converts to 10+ months and 7+ months of inventory), days on market 70% and 160%, and new listings 62% and 24%.

In the backyard, we have a shed that I believe could be converted into an Airbnb, but it would require an investment.

I think it's a hard question for others to answer for you, because it's entirely dependent on the nature of the project and your own interests and aptitude.I was my own GC (while working a full-time W2 job) on a 6-month remodel of a big house where we reconfigured the interior space, including relocating a staircase, converting part of the garage into an additional bed + bath and replacing the kitchen.

As mentioned above one way to mitigate the tax bill when due would be to convert the acquired property to a personal residence and use as such for the next 2 of 5 years, and cancel out $500,000 of gains, if married.  

As far as house-hacking, the way I have seen this work (I have helped multiple clients with this strategy) is purchasing a duplex or a property that has an existing layout that could be CONVERTED into a primary and JADU.
