The high cost did not match the quality of the content or the level of support provided.

I won't be investing in the riskiest/most supportable asset subclasses such as hotels, and tilt my portfolio the ones that have historically been more stable such as multifamily and single-family housing.

Connecting with local real estate investor groups, attending meetups and conferences, either in person or online, can give you advice + support as well!

Certainly consuming information via different sources (books/podcasts/etc.) is important but also taking action on those things you learn.  

It's amazing:1) How many REFUSE to provide specific payment dates & amounts, supported with paystubs & bank statements. --- Logically, this tells us they really don't have a means to pay or they have no intention of paying.2) How many somehow adjust their budgets to pay rent PLUS EXTRA to catch up! 

It's time-consuming but comes with a ton of opportunity if you have the time to spare which is why I'm suggesting it.Once you figure out how to acquire, you can decide if you want to wholesale, flip, hold, etc.

However, I'm unsure which of these platforms supports specific search criteria such as non-paying tenants, code violations, absentee owners, vacancies, tax liens, deceased properties, probate, and inheritance.

The paperwork, the tenant communication, the financial tracking – it was all so time-consuming and stressful.

Not all places can support this, but it can be a second set of eyes that you may need.

The support was solid, and the biweekly meetings were productive.
