However, if I take out a construction loan later down the road, say 5 years, I probably am not going to have more than $10,000 to put on that loan so I’m not sure if this is the best route.

Second option is while finding a good GC to work with or rule of thumb I would say is make sure you don't pay over 25% of construction cost.

and on my construction they even pay the 7k for the mai apprasials. rates are in the high 6s for development / construction..

I’m noticing that rent rates are surprisingly high compared to the somewhat competitive and affordable housing pricing.Single-family homes, some new construction are going for mid 300’s and rent is usually $2500 or higher.
