Hardwood floors or Tiles must be swept once a week.

We’d like to have someone fix drywall, rehang shelf and replace tile the falling dishes chipped.

The cabinets in the kitchen though, and the ceiling tiles in the basement will all need replacing, which will definitely exceed the deposit...So here's my second line of questions.

Yet we see the company owners shlopping on tile, or breaking down one cabinet.

Most people are using the vinyl plank in a wood grain finish, rather than a commercial looking vinyl tile. 

I’m confident in my ability to do a lot of the work on the house If need be however I don’t own all the proper tools to do so and there is stIll a lot of steps that go into flipping I don’t have experience in (I.e. tile, flooring, sheet rock) due to previous jobs I have relationships with a large multitude of contractors, electricians, plumbers, carpenters etc I don’t have a specific house picked out at the moment however I do have several target neighborhoods I’ve been keeping an eye on.

@colleen..This is not just changing a shower head....it requires changing the plumbing....sheetrock...maybe tiling....to move the showerhead to the wall.

I saved thousands by doing a lot of cosmetic work, which includes: installing my kitchen cabinets, countertops, tile, backsplash, installing tile in the bathroom, the toilet, and a lot of other cosmetic stuff, especially the floorboards, crown, and casing. 

Then have the tub and tile reglazed .  

Throw on a cheap 4x6 subway tile back splash and you'd be in it for *maybe* $300 in materials.
