I just had lunch with a fellow this week.. who was considering buying out of state last fall.. at the time I told him its really safest to buy as close to you as possible.. he then did some searching and he reported he bought a duplex in Portland area all in 170k 150k purchase 20k rehab rents 2200 a month.. that will rival any out of state investment ( unless you go to some other city and do it yourself like he did in this instance) But now he has a very stable income producing property that will appreciate over time.

Location Location Location And like I said NOT all of CA does that especially those that maybe are not familiar with the state.. there are plenty of very low priced areas in CA that would rival mid west values.. and very little appreciation over the same amount of time.. as you know its a HUGE state 900 miles from top to bottom lot going on there.

While it would be a bitter pill to swallow if things somehow went sideways and we had to pay, we definitely would to protect our credit and because it’s the right thing to do; thankfully we’re Blessed to be in a financial position that we could do that.
