(I'm actually asking)  Here's my take: -Lawyers are good advisors as they will raise some 'angles' that you or I might not have thought of-A Gold Rule: "Everything is negotiable", and it would be prudent to ask your investors what their expectations are. 

I find there's always a gold nuggets of information in each one and I go back to listen to a number of them multiple times.

You have found a gold mine!

Going through the motions of an eviction even though you already have the property back, would prevent them for example from claiming that they were just out of town on a long trip, oh and btw where is that gold watch I was keeping under the pillow?

Some, make that most, of the responsibility falls on the REI first to filter through the REA's to find the gold...and trust me, there's a lot of Gold out there.I use between 3 - 5 agents at a time...and they all know eachother.
