In most cases your neighborhoods are likely tied closely to their batch routes and you can do a nice marketing piece at $.176 per piece not counting the cost of the collateral.Good luck!

If it's not a lot and you really are stuck repainting instead of doing touch-up, resolve to make absolutely sure that this next base coat you lay on is very thick and can be repeatedly washed, scrubbed, and touched up successfully over a period of 20-something years.To my mind with my purposely limited number of rentals and my handyman abilities to do the painting myself or supervise general laborers doing it, this is a smarter way to handle turning rentals between tenants than handing over repainting to a fresh batch of guys with mystery paint every few years.For interior wall paint, I tend to use Behr Marquee and Behr Ultra.

I like to use the factory pre-mixed colors because I find they are much more consistent between batches,available in flat and semi and the better quality stuff $116 for 5 gallons, vs the cheap stuff that's $60 that peels/fails more often.Good luck!

There has been a lot of controversy about US sites like prosper and the like. http://www.my-personal-finance-blog.com/2007/01/15/prosper-sells-off-first-batch-of-bad-debts/ I think it is an excellent concepts as long as there is a good way to screen the person you are lending too or a better way of vetting "borrowers".

Going the "traditional" way of using the private investors I would break up these 17 properties into 4 chunks and buy them one at a time for "cash" and then get them refinanced...paying off my investors...and then buy the next batch until we had purchased all 17 over the course of 9 months or so.When I look at this though...it seems like my transaction costs will be much higher doing so many separate transactions (basically 17 separate acquisitions and then 4 blanket refinances with my credit union)Instead if I can convince my private lenders to put their money into a new LLC set up to specifically purchase these 17 properties.
