I would not put any energy into this aspect. the only other way to get one is to take title subject to a 30 year note that can happen as well. 

Plus they can be very dictatorial in all aspects of building.  

I strongly consider finding an agent that is knowledgeable of these aspects and paying them more for the full service.

Then the partnership can be on title as the owner of both current properties and then the partnership can be the consistent taxpayer for a clean 1031 exchange.

The key is staying consistent and networking with the right people (you’re already in the right place!).

Also a 4Plex usually consists of 4 smaller units...which doesn't rent very high. 

A smarter approach would involve thorough market research, realistic projections on occupancy ratesThat, and not taking the furnishing/decor and management aspects of it seriously.

The main thing is, taking the training will educate you in the foundational aspects of real estate which only helps you.

If not, the way you build trust is to take a step back and gain some experience investing first in some way shape or form.Then you want to assemble a team who have the experience in all the aspects needed to make the proposed project successful.

I'd recommend starting with a solid market analysis to find an area with high rental demand—look at vacation spots or areas with events that draw consistent visitors.
