The name in the lower corner is a bit annoying, though.

It is annoying to say the least.

When someone young just keeps talking trying to impress an older, wiser person in a sales situation it becomes annoying and the BS meter may set off.

Even though they were probably annoyed, my initial "low offer" was 26k closer to the final sale price than their listing price (which was almost 60k higher than the sale price).

You have to be sure you don't annoy the neighbors or run afoul of the city regulations.I guesstimated you rents based on what you said a one bedroom would rent for.

If you do a homepath loan and sell it quickly (less than a year) the lender may get a little annoyed because those are meant to be long term loans and that is where they make there money.

I then filed a few restraining orders and such and basically turned the local police force into my personal bodyguards.So, i ended up renting the house to a police officer that I had met during the process for 100 dollars a month (it was worth 800), he had 4 dogs that made it difficult to find a place to stay cost effectively which only helped annoy the other homeowner.

It's really annoying.

The 2 I did buy, they did have a pre-auction inspection period so I was able be annoying and keep calling the LA to get a look the day before they went up.  

The cons are it costs money and studying for the exam is annoying.
