I got Mashvisor and love the analytics that it offers,  as we're trying to hone in on an area to invest in. 

I am currently saving and house-hacking for my first deal, but have been diligently working on the analytical aspect of Real Estate, specifically SFH and 2-4 Multi-Unit properties.

I’d like to BRRR, but know that could be difficult in today’s pandemic market so I’m not opposed to buying, rehabbing, holding for a period of time and refinancing a little down the road.I’ve been searching the forums for suggestions on the best Philly areas to begin evaluating properties, plus web searches and using Simply Analytics to pull some data and now have an initial list but I’m trying to scale it down.

I also would like to better understand how to access data for long-term RE analytics, and key factors to consider.
