Hi all. I'm very new to the real estate investing world. I have one SF that is currently being rented. We are in the process of finding our second deal.

I created a scalable property management business model. I am a CPA. I understand the numbers game and analyzing deals, tracking P&L, balance sheet, etc.

Where I feel lacking is my understanding of financing options. How to better position myself so that our first few innitial investments can begin to generate capital for our future investments without too much leverage (I hope). I also would like to better understand how to access data for long-term RE analytics, and key factors to consider. (From a higher-level of thinking). If anybody knows educational content I can get my hands on that would be so wonderful! It would be even better if it can double as CPE to maintain my CPA license.
