They actually have a pulse on what's going on and also have solid connections that could be useful on your journey. 

I'm excluding new multifamily style buildings - I think this is actually a great idea.

However, I'm not 100% sure this was actually a mistake.

You do not actually need any income if they have high enough income to afford their bills plus your new house.
