I see why so many do it themselves, but seems difficult when investing 6+ hours away.I pay a prop manager in one small college town about 7% a month flat for two condos, which includes everything from A to Z (placement, repairs, rents, etc) and another in a large city 10% a month + they charge a full month's rent for placement.

You're in a college town, leasing to students will really get you pumping...If you're not familiar with the P&Z folks and the building regs people, go find out what they require for multis.
