Hi,Under "Identifing your Market", I suggest you add a bunch of steps about researching the legalites of running an STR in that area.

I found it very hard to find multi properties in areas without severe weather issues (in my identification time) that were in nice enough shape to not have to be rehabbed.

@Rahil Jain, a lot will depend on how you stated things on your identification list that could give your QI the leeway needed. 

Tell them it will be a 1031 exchange and when you expect your identification period will end.
